      Developing elite accommodation... :
      Real Estate Review #6(44)
       Process of housing evolution through centuries had passed synchronously with human evolution. With first priests and rituals, rock paintings moved to the walls of clay huts, symbolizing belonging of the hosts to something more than surrounding those herds of wild animals. Later appeared the first ability to understand/distinguish material property and ways of its influence on the environment – and at this moment accommodation starts to show the status symbol – by the largeness, location, colour, interior. With the advent of “elite”, housing becomes the most powerful means for the defining whether a person belongs to the elitist section of society, becomes simultaneously the most personal and most evident accessory of the public life.

      New product in the market of housing real estate.

      Nowadays elite includes representatives of all segments of this technocratic society life: this is not only political elite, but economic, scientific, sport, artistic, physician, couturier elite and “just” rich people as well. This elite has its “second skin”, own elitist accommodation.
      " If to analyze the state of Ukrainian real estate market, very strange situation is observed. Beloved Kiev city renders many of the conditions for the formation of the deluxe housing areas: first, it’s the excellent location (both from geographical and historical point of view), constantly improving city and transport infrastructure, not to mention construction boom, without which worth quality level would not be provided. If to add to all this modern design solutions as an instrument for introduction of progressive ideas from the sphere of formation the housing space, and running schemes of financing and crediting such activities – absence of valid elite accommodation in this market remains incomprehensive. Certainly there are some similar houses, but they lose prestige points, not taking into account necessary minimum, but constantly growing up, comfort rate, technological and engineering equipment, and quality of rendering services and used materials. Such buildings, proudly declaring themselves as elitist, actually take the place of heightened comfort housing, and achieve their high, “elite” price due to promotional devices, and certainly not to the quality of the final product.
      If the whole process of building elite accommodation put under analysis, several stages can be distinguished, which do not give in to the basic process in the whole in labour-intensiveness and complexity – they are stages of concept development, designing, construction, finishing and assembly works, selection of equipment and putting into operation. It is not enough to keep to these stages as to the recipe if you want to get real deluxe housing. For getting elitist result one needs nearly the most important constituent – strategic usage of always measured resources: financial, temporal, production facilities, professional skills, what is the duty of project management professionals.
      Long-term experience of project management (together with experience in design and construction in all spheres and on different stages) helped “Slav-Invest” team to analyze current problem of elite housing nonconformity to the declared standard and correspondingly – ratio price/quality.        Actually this division into two categories is relative: both levels of completeness are based on the flexible system, developed by our specialists, in compliance with which originality in any standard variant is guaranteed due to variations of number of elements – types of planning, types and kinds of floor, walls, ceilings finishing, etc.
      One of the main peculiarities of this program is its realization on the object on the whole, that is why “Slav-Invest” company offers this product to the investors, construction companies, realtors, developers.
