      Real developers' costs for construction of 1 square meter of housing facilities in Kiev are $500-900 – expert:

      Kiev. The 17-th of February. Interfax-Ukraina. Real developers’ costs for construction of 1 square meter of housing facilities in Kiev, which would meet the up-to-date requirements and have appropriate infrastructure and parking, vary from $500 in outlying districts, so called bedroom communities, up to $700-900 in the central part of Kiev.
      Such appraisal was made by Managing director of Slav-Invest company Milan Pajevic on III International conference “Construction&Real Estate-KievBuild 2005”.
      According to him, the high construction costs of housing facilities in the central districts are explained by the necessity of rerunning of old communications, shoring of foundations of the neighbouring buildings, necessity of saturation of internal infrastructure, and also by higher deductions on city development – from 12% of construction cost.
      " In case of the difficult geological conditions which are pretty often met on Pechersk, Podil, in Shevchenkivskiy and Goloseevskiy districts, the construction costs of 1 square meter of housing facilities can exceed up to $1 thousand ", - M. Pajevic told.
      He also mentioned that the standard for the construction costs of housing facilities in Kiev was fixed by State Architecture and Construction Committee on the level of $330 for 1 square meter and "is present on the market, but meets there only at construction of typical panel houses in the outskirts, without parking and social infrastructure".
      In opinion of M. Pajevic, from the beginning of 2000s “many of business-structures, which reached success in different branches of national economy made a decision to enter the house-building market”, especially that in 2002-2003 the land in the capital was free enough to be given into usage, and the level of the deductions to the city was 20-30% of the object cost. As a result on the house-building market in Kiev there appeared about 50 new companies, the most of which constructs no more than three objects in different parts of the city.
